Buyers browse the big listing portals. Sellers pick an agent, and many of them look up that agent's name, reviews and local knowledge before they ever pick up the phone. We build the local SEO, website, content and follow-up that make you the agent they keep finding in the neighbourhoods you work, whether you sell alone, run a team or lead a brokerage.
Why this matters
A listing starts long before the sign goes up. Homeowners research what their place is worth, compare agents and read about their own street months before they sell, and the agent they keep running into is the one they invite over.
Listing portals rank well for broad home searches, and fighting them head on is rarely worth the budget. Neighbourhood, seller and personal brand searches are a different contest, and an individual agent or brokerage can win it.
Plenty of agents rely on a brokerage template or a portal profile with almost nothing of their own on it. A site you own, with pages on the areas you sell in and what you know about them, builds local authority a template cannot.
Inquiries arrive from your site, social posts, open houses and referrals, often at night or on weekends. Without quick, consistent follow-up, a valuation request from March is forgotten by the time that owner is ready to list.
Seller searches start early and quietly; buyer searches are loud and crowded. Each query below needs a different page and a different offer.
How real estate marketing is different
Many local businesses sell one service to one kind of customer. An agent serves two audiences with opposite goals, and the seller, usually the more valuable of the two, searches less often and much earlier. That pulls the work towards valuation pages, neighbourhood content and a personal brand that holds up when someone searches your name. Every ad and page also has to meet RECO's advertising requirements, so we check names, titles and claims against Bulletin 5.1 before anything goes live. Review requests, and anything that reads like a testimonial, are planned only where RECO's rules allow them.
What is included
One plan covering how sellers and buyers find you, what they read and what happens after they reach out, drawn from our local SEO, website, Meta ads, content and email services.
A page for each area you sell in, with what you know about its streets and housing, written with you and kept current, so you rank for searches about places and not only for your name.
A valuation request page and form for owners at the start of the journey, tied to your follow-up so no request sits unanswered.
Profile pages for each agent and for the team, with names, titles and claims checked against RECO Bulletin 5.1 before they are published.
Facebook and Instagram campaigns for new listings, open houses and seller guides, aimed at the areas you serve and set up within RECO advertising requirements.
Short market updates and plain articles on what your sellers ask about, such as timing, preparation and closing costs, published on your own site instead of only on social media.
Email sequences for valuation requests, past clients and long-term buyers, so a lead from this spring still hears from you when they are ready.
Advertising rules
In Ontario, real estate agents and brokerages are registered with the Real Estate Council of Ontario. RECO publishes Bulletin 5.1 on advertising requirements for agents and brokerages, and that is the page we plan your marketing against.
Before a page, profile, post or ad goes live we check it against that bulletin, and when a claim, title or comparison is unclear we ask you or your broker of record first. We link the bulletin rather than paraphrase it.
We make no promises about sale prices or how fast a home will sell, and review or testimonial work only happens where RECO rules allow it.
Real Estate Council of Ontario (RECO)
“This bulletin was developed to help agents and brokerages comply with the advertising requirements under the legislation and to avoid prohibited advertising content.”
Outside Ontario, agents follow their own provincial real estate regulator, and we plan to its rules instead.
Why us
You already market yourself every day. We take on the parts that need steady work and a technical hand, and keep them consistent with your brand and your brokerage.
Kevin and Guido own Digital Moose and supervise every real estate account: the plan, the pages, the ads and the monthly report. Technical and strategic input always comes from Kevin or Guido.
Your neighbourhood pages, ads and emails are produced by our own team. None of it is handed to outside freelancers, offshore resellers or white-label vendors.
We built our own systems, AI and non-AI, that follow the steps we would take by hand for a listing campaign or a market update, only faster. We read every output before it reaches your site or your audience.
Instead of a web designer, an SEO contractor and a separate ads freelancer, one package covers the lot. Working this way is what lets us price a complete plan fairly.
Stay because the monthly report shows the work and the seller inquiries it brings; leave with 30 days' notice if it does not.
Neighbourhood pages and the valuation funnel in the monthly rate, with Meta ads management and email follow-up as add-ons. Ad spend goes to Meta directly.

Common questions
Not on broad searches like homes for sale across a whole city, and we will not pretend otherwise. An agent can compete on neighbourhood searches, seller questions and searches for their own name, which is where listings come from.
It works for both, with a different scope. A solo agent usually needs a personal site with a handful of strong area pages; a brokerage needs pages for each office and agent, arranged so they do not compete with each other in search.
Yes. We plan every ad and page within RECO Bulletin 5.1 and check names, titles and claims against it before publishing. Your brokerage's own approval process still applies, and we work inside it.
Where RECO rules allow it, yes. We help you ask past clients in a consistent way and reply to reviews on your Google Business Profile, and we leave out any tactic the regulator restricts.
The complete package starts at $1,497 CAD a month on a monthly agreement. Meta and Google ad budgets are paid to the platforms, and the work can end with 30 days' notice.
