A rate shopper compares numbers on a dozen sites and calls whoever answers first with a straight explanation. We build the local SEO, website, Google Ads, chat and email follow-up that catch those shoppers, keep pre-approvals moving and bring past clients back at renewal.
Why this matters
Every client comes back to market at renewal, whether or not they call you. A broker who stays in touch and shows up in search at the right moment keeps that business instead of handing it to a bank.
Rate comparison sites and banks compete hard for searches about the best mortgage rates. A broker wins those people with a fast call offer or a rate alert, and with local pages the big sites cannot match.
Clients often drift back to their lender at maturity because nobody from the brokerage reached out after closing. Planned email touchpoints through the term change that.
Inquiries arrive in the evening and on weekends, when buyers are house hunting. A chat widget and quick follow-up keep those leads from going cold before morning.
Borrowers search at three moments: getting ready to buy, shopping rates and facing a renewal. Each moment needs its own page and its own offer.
How mortgage marketing is different
The product looks the same everywhere, so borrowers compare on rate and speed. Your real advantages, such as access to many lenders, advice on terms and help with harder files, have to be explained clearly before a shopper settles on the lowest advertised number. The calendar runs on two clocks: purchase season, and the renewal date of every client you have ever closed. The rules matter on every page as well: FSRA publishes advertising requirements for brokerages, brokers and agents, and we check your site template, ads and email signatures against that page before anything goes live. Review requests are planned only where FSRA's rules and your brokerage's policies allow them.
What is included
A plan for capturing shoppers, moving pre-approvals and keeping renewals, drawn from our local SEO, email, Google Ads, website and AI chat widget services.
Dedicated pages for pre-approvals, renewals, refinancing and first-time buyers, each with a short form instead of a long application.
Your brokerage's authorized name and licence number, and the other details FSRA's page asks for, built into the site template so every new page starts with them.
Search campaigns for pre-approval, renewal and broker searches in your area, with budgets you set and ad spend paid to Google.
Our AI chat widget answers common questions on your site at night and on weekends, collects contact details and hands each conversation to your team.
Email touchpoints through the mortgage term, from anniversary check-ins to renewal reminders, so clients hear from you before their lender calls.
Pages and a Google Business Profile for the towns and neighbourhoods you serve, where national comparison sites are weakest.
Advertising rules
In Ontario, mortgage brokerages, brokers and agents are licensed by the Financial Services Regulatory Authority of Ontario, which publishes the public relations and advertising requirements that apply to them.
We plan your site, ads, social posts and emails within those requirements and check each one before it goes live. Where your brokerage has its own approval process we work inside it, and when something is unclear we ask your principal broker before publishing.
We make no promises about rates or approvals, and review or testimonial work only happens where the rules and your brokerage allow it.
Financial Services Regulatory Authority of Ontario (FSRA)
“All public relations materials related to mortgage brokering must clearly and prominently display the brokerage’s authorized name and licence number.”
Outside Ontario, your provincial mortgage regulator sets the rules, and we plan to those instead.
Why us
Your pipeline lives on speed and follow-up. We set up the parts that run while you are with clients and keep them tied to your brokerage rules.
Kevin and Guido, the owners of Digital Moose, supervise every mortgage campaign we run and check its plan, ads and reports. Today every client is assigned to Kevin or Guido.
Ads, pages, chat flows and emails are set up by our own team in-house. No part of the work goes to outside freelancers, offshore resellers or white-label vendors.
Our in-house systems, AI and non-AI, follow the same steps we would take by hand on a renewal campaign or an ads audit, only faster. Each output gets checked by us before going live.
Instead of a site from one vendor, ads from another and email from a third, one package covers all of it. That efficiency is why the complete plan is fairly priced.
A monthly agreement with 30 days' notice. The report shows what was done every month, so the decision to continue stays yours.
Pre-approval and renewal pages and profile work in the monthly rate; Google Ads management, chat and email follow-up are add-ons. Ad spend is paid to Google directly.

Common questions
From local searches, pre-approval and renewal searches, and paid search for borrowers who are ready. The broker who answers quickly and explains clearly usually wins the file, so follow-up is part of the marketing, not an afterthought.
Yes. We set up email touchpoints through the term and a renewal reminder well before maturity, so clients hear from you before they simply sign with their lender.
We plan every page and ad within FSRA's mortgage advertising requirements and check each one before publishing. Your brokerage's own review still applies, and we work within it.
Often, for pre-approval, renewal and broker searches in your area, where intent is high. Broad rate searches are expensive and crowded, so we keep budgets on the searches most likely to become applications.
Packages start at $1,497 CAD each month, on a monthly agreement with 30 days' notice. Google Ads spend is billed by Google, not by us.
